Planning your basement finishing project
Define the intended use
A bedroom, home office, rec room or secondary suite have different code requirements. In Ontario, a secondary suite may need permits and must meet building code for egress, ceiling height and fire separation. Ask the contractor which rules apply to your municipality.
Ask about moisture first
Before finishes, confirm the foundation is dry. Waterproofing or drainage work may be needed first. A finished basement over an active leak is a warranty and health problem.
Get a room-by-room scope
Request a written breakdown by trade: framing, insulation, electrical, plumbing, drywall, flooring, trim and painting. Compare totals only after scopes match.
