Compare the complete roof scope
Ask which materials, flashings, drainage components and underlying areas are included. A replacement proposal should specify removal, disposal, protection of the property and how unexpected deck damage is authorized. A repair proposal should define the affected area and what remains outside the warranty.
Confirm scheduling and approvals
Discuss access, weather-related delays, site cleanup and final inspection. Toronto distinguishes replacement of roofing material without structural work from work needing building review; check the official guidance and your municipality for the actual project.
